Additional rules
No-Smoking, No-Vaping, No-Marijuana (If there is ANY evidence of violation of this rule, there will be a $500 fee) There is no smoking allowed in the front area by the door or by the trash bench or the pool area.
All trash must be bagged and placed daily in the bench by the front door (we recommend to take it out every night in order to avoid excessive amount of bags (there will be an extra fee charged for extra cleaning if the trash is not removed daily)
There will extra cleaning fees if the home requires unexpected cleaning (any/anywhere stains, objects found in the pool, tape or any adhesive on the walls)
The property is entirely non-smoking. Smoking of any kind is NOT allowed on premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is sctriclty prohibited. Failure to comply will result in a $500 penalty.
We can arrange maid service during your stay for an extra charge. This includes regular bathroom , kitchen and beds (4 hours service)
There are two plungers in the property for your convenience; there is an extra charge per each clogged toilet at check out.
Insects: The property is treated monthly for pest, but since our property is in the sunshine state some bugs may show up depending on the season. There are two insect sprays located under the kitchen sink for your convenience. We are not responsible for any incidents due to the use of the products.
POOL HEATER NOT AVAILABLE AT THIS LOCATION We can not guarantee the pool and spa will reach desired temperature due to current weather conditions. There is extra charge if pool heating is requested (must make request and payment must be received at least 48Hours before check-in)
BBQ Grill is provided an extra fee is applied if the use of the grill is requested.
Gas tank replacement is not provided.
Refunds will not be provided for late arrivals or early departure.
lease do not use white towels for the pool, clean the floors, clean make-up or to clean any surface which will require extra cleaning. There will be extra charges if there is evidence of misuse of white towels.
Please use the black make up towels when needed.
Please contact your host if you need extra time to check out or need early check in. There will be extra charges for this accomodation since checking out late hinders the ability to property prepare for the next guest and checking in early does not allowed our cleaners to ensure the home is ready for you.
Pets are nor permitted. We apologize for the inconvenience.
Rates are subject to local/state sales and resort taxes.
Parties are not permitted.
Any illegal activities are prohibited, and excessive noise will not be tolerated. Please be respectful to the neighbors.
Guest that are not listed on the information provided to your host are not permitted to stay overnight. Please send your host the list of all your accompanying guests.
Please avoid moving furniture (there will be a fee if furniture is not placed back where it was found.
We are not responsible for area outages of TV cable, internet, as they are free to guests.
Please keep all doors closed to avoid insects entering the home.
All HOA must be followed (fines will be imposed by the resort)
There will be a charge for any damaged or missing items in the property including infrastructure.
There will be a charge for any misuse of any of the items in the house.
There is no glass of any kind permitted on the pool or spa.
First Aid Kit items are only to be used if needed (please report the use) . Any accidents must be reporte.
Plese do not leave any food or drinks in the bedrooms or second floor. (including candy wrappers or empty containers) We prefer if you reframe from eating in any of the bedrooms. There will be an extra charge if residues of food or drinks are found in the areas mentioned.
There is a ring doorbell camera installed.
These are the most common charges incurred and these are not inclusive (Property management reserves the right to changes without notice depending on the severity of the incident)

$120 and up due to unexpected or extra cleaning (Stain removals any where, white towels extra soiled, any misuse of amenities provided, trash not bagged)
$300 frozen AC (caused when temperture is lower than 72F)
$100 Extra pool cleaning
The amount for any missing or broken items/ pieces in the house will be charged accordingly.
Late check-out charge must be previously arrange with your host (depends on availability)
